Residents pay an incoming contribution to secure their lifetime lease

From this contribution, Beolite deducts a 5% deferred management fee (DMF), annually

After six years (maximum of 30%), no further deferred management fees are deducted

When leaving, the balance of the incoming contribution is returned, minus the deferred management fees and any refurbishment costs.

No stamp duty is payable on the incoming contribution

There is no capital gain or loss when the lease is ended

A monthly fee covers council and water rates, common area facilities, external home maintenance, building insurance, gardening for common areas and front gardens, plus personal safety alarm system​​
DEMAND
Demand for homes at Beolite Village has been high and we currently have a waiting list for both established and new homes. We recommend prospective residents put their name down ahead of time to give the best chance of a home being available when it is required.
