  • Is there a waiting list for Beolite Village?
    Due to high demand, there is currently a waitlist for homes at Beolite Village. Prospective residents can secure a position on the wait list by completing an Expression of Interest Form and lodging a fully-refundable $1,000 deposit. Upon signing of a contract (when a home becomes available) the $1,000 will become part of your 10% deposit.
  • Will I have a say in the design, construction and furnishing of my home?
    If your home is not yet built, you will be able to participate in some colour selection options for your home and other minor modifications maybe possible. We will work through these options with you in preparation for building works to start Of course, your furnishings are your own choice.
  • Can I nominate who can occupy my home?
    No. Your Beolite Village lease agreement stipulates the occupant is you, or in the case of a couple, both people are listed as occupants in the contract. Visitors are welcome, but no other person can live in the home on an ongoing basis.
  • Can I bring my family pet?
    Pets are welcome at Beolite Village, however, they are expected to be under control at all times and not disturb other residents. There is an off leash enclosed dog run area provided. See our Pets Policy for more information.
  • What does a 'Lifetime Lease' mean at Beolite Village?
    This means you have the right to live in the property until you pass away, are no longer able to live independently and decide to move to a higher care facility or otherwise decide to move out.
  • Is my occupancy secure?
    Yes. A lifetime lease provides protection for all residents as per the Retirement Villages Act 1986.
  • What happens if Beolite Village is sold to another organisation?
    This is most unlikely, however, irrespective of company ownership, your Lease Agreement and the Retirement Villages Act 1986 protect you and your occupancy.
  • What happens if my partner passes away?
    If you have signed a lease as a couple and one person passes away the lease still continues for the remaining resident’s lifetime.
  • What are the costs involved in residency?
    There are 2 costs to be aware of in taking up residency at Beolite Village ... 1. The Incoming Contribution Cost (also called Initial lease Payment) which is the cost of the home. The current price for new build, 2 bedroom as well as 2 bedroom plus study residences, are outlined in the Information Sheet. These prices may change depending on build costs at the time of construction. 2. The Weekly Service and Maintenance Fee This fee is paid on a per calendar month basis and is also documented in the Information Sheet. Further details on both these costs are documented below and can be discussed in detail with the Village Manager.
  • What does the Weekly Service and Maintenance Fee cover?
    Residents pay the service and maintenance fee, based on either double occupancy or single occupancy, which is calculated on a weekly basis and is payable monthly. This fee covers Mansfield Shire Council rates, water rates and usage, home insurance (not including contents insurance), personal safety alarm fees, gardening for the common areas around the village and front yards of the homes and operation as well as maintenance of the common area faculties within the Village. The current fees are outlined in the Information Sheet.
  • Can the Weekly Service and Maintenance Fee be varied in the future?
    Yes. The fee may be increased in accordance with the Retirement Villages Act 1986 and, in general, this will mean annual increases not more than the Consumer Price Index.
  • How much money do I get back after I leave?
    When you leave Beolite Village you will receive the balance of your incoming contribution/initial lease payment less the accrued Deferred Management Fee (calculated at 5% per annum of your lease payment, capped at 30% after 6 years), reasonable refurbishment costs and any outstanding Weekly Service and Maintenance Fees.
  • After I leave, how long will it be before I get my money back?
    Your entitlement is paid within 14 days of a replacement resident taking occupancy or after 6 months from the vacate date – whichever is earliest.
  • What lifestyle can I expect?
    At Beolite Village you can enjoy a high standard of living in a secure community setting, with easy access to Mansfield for shopping, entertainment, as well as community, health and emergency services.
  • Can I get involved in decisions about the Village's service and maintenance?
    Residents are invited to participate in decision-making regarding changes or improvements to general services and maintenance via the Residents Committee.
  • What system is available to resolve disputes?
    As provided by the Retirement Villages Act 1986, any disputes will be resolved according to the terms of the Dispute. Resolution Scheme established by Beolite Village.
  • What space is available for car parking, caravans and boats?
    All homes have double garages, and there is a separate area available for boats, caravans and trailers.
  • Is medical, hostel or nursing care available?
    No. As Beolite Village is an independent-living village, there are no medical or nursing services provided on-site. However, residents have ready access to Mansfield's exceptional community, health and emergency services which include the Mansfield District Hospital, Visiting Nursing Service, Victorian Rural Ambulance Service and, of course, meals-on-wheels.
  • Is there an emergency call system?
    Yes. All residents are provided with a Live Life Personal Mobile Alarm – further details can be found on the Live Life Alarms website.
  • What if my health declines?
    Beolite Village is an independent-living village and therefore does not provide health or aged care services. If a higher level of health care is required occupancy may be ended in accordance with the lease agreement.
  • What if I have more questions?
    There is a lot to consider when making a decision on whether a move to our retirement village is best for you and you may have more questions than is covered on the website.
